Are you making money in your Wholesale Business? If not, maybe this will help. While I've been buying and holding for most of the 17 yrs I've been in business, my wholesale business hasn't done so bad in its infant stages. Now I'm not flipping 5 to 10 deals a week as some claim, but I'm cool with what has happend and the profits I've made. There is money to be made wholesaling if you are determined to get a deal done and you aren't greedy. I've flippled 2 deals since May of 2011 and both deals were opened and closed in less than 30 days. |

Why in the world would a homeowner allow their nice home to sit vacant on the market for sell for one whole year with over $100k plus equity? Does "Greed" play a role here, or has their agent left them out to dry? I'm sure their extra cash is certainly drying up. I recently visited such family home in an awesome neighborhood I might add. The couple was very friendly and warm only needing to be properly coached to get a sell. The house literally has been on the market for over a year listed with a real estate agent who happens to be their good friend. |

I was contacted by a lovely young lady from CA wanting to sell a house in Alton, Missouri which she inherited from her deceased parents. First of all it is a large brick home with lots of potential and the sq ft is 2480 with 3 acres of land. That's at least a thousand square feet larger than most houses in the area that needs lot's of work. The problem I have is twofold. One, there is nothing to compare it too. The house value is listed as $159,326 which couldn't possibly be right for the area. |
